Property Transfer Tax

Cuban laws allow its citizens  to own two properties: one house in the city as the permanent residence and another house in the beach area or rural area as summer home.  In this sense, the homeowner owns the house and the land as well and pays 4% tax only once over the acquisition of the property either by donation, inheritance, house-swap and/or selling-buying operation. This 4% tax is payed only once and in the case of house-swap, donation, adjudication of inheritance and in the specifci case of buying-selling operation both parties pay 4% within 30 days after the date of the operation. 

 

Properties for sale in Condos DO pay a yearly property tax and maintenance of the condo. If tax is payed before February 28 there is a 20% discount. These properties can be bought by foreigners NOT having a permanent residence in Cuba.
